Residential property purchase conveyancing
If you have found a property to buy, we will contact your seller’s solicitors and request the contract package from them. Once we have this, we will go through the legal title to the property and the property information provided and raise any enquiries that we have. We will also apply for searches.

Once we have the seller’s replies to our enquiries and the search results, we will report to you on the property and your mortgage offer if appropriate. We will ask you to sign the contract and mortgage deed and agree a completion date with your seller’s solicitor.

We will exchange contracts on your behalf and at this point, the purchase becomes legally binding, you will pay a deposit, usually 10% of the purchase price, and the completion date will be fixed. We will also tie any related sale.

We will arrange for your mortgage advance to be sent in readiness for completion and carry out the final legal checks. On the day of completion, we will send the balance of the purchase money to the seller’s solicitor and they will ring the estate agent to authorise the release of the keys to you once they have received it.

Following completion, we will arrange for payment of Stamp Duty and registration of your ownership and your mortgage at HM Land Registry.

Residential property sale conveyancing
If you are selling your property, we will start putting the contract package together as soon as you instruct us so that everything is ready to go once you accept an offer. We will ask you to complete property information and fixtures and fittings forms which will be sent to the buyer. 

Once you have accepted an offer, we will send them the initial paperwork and respond to any enquiries they have. If you have a mortgage, we will find out how much your lender requires to redeem the loan, which we will pay on the day of completion.

We liaise with your buyer regarding the completion date, then once they are ready, we will exchange contracts. At this point, the transaction becomes legally binding and they will pay a deposit. The completion date will be set. If you are buying a property as well, we will tie this in with your sale.

On the day of completion, we will let you know once we have received the balance of sale monies and authorise your estate agent to release the keys to your buyer. We will pay the amount outstanding on your mortgage and arrange for the necessary discharge forms to be sent to the buyer’s solicitor so that the charge can be removed at HM Land Registry.

What is conveyancing?
Conveyancing is the name given to the legal process of buying or selling a property, such as a house, flat or land. Transferring property from one person to another has a number of legal requirements and the conveyancing process deals with these, so that you can be sure that you have proper legal ownership of your home.

How long does conveyancing take in London?
This will depend on many factors, including how many people are in your chain, i.e. how many sales and purchases are reliant on one another. It is possible to move in twelve weeks or less, but if one person in the chain experiences a delay, for example, in obtaining a mortgage offer, then the whole chain will be held up. 

When should I instruct a conveyancing solicitor?
If you are planning on buying or selling, you can ask a solicitor to act for you even before you have put your house on the market or before you have found somewhere to buy. This will ensure that your solicitor is ready to start work as soon as a sale or purchase is in place.

When should I apply for a mortgage?
Mortgage offers can take time so you may want to make sure you have at least chosen a lender before you find a property to buy. You can obtain a mortgage offer in principle before you have found a property, which will demonstrate to the seller that you are serious about moving forward and that you have organised your finances upfront.
